An investment opportunity
The modular homes will have 1,552 square feet of living space plus a 15 x 30 open-to-the-sky atrium. There is an impediment standing in the way of developing the pilot Village in Londonderry Township. Although the Township Manager originally suggested we locate the Village on the property, and the land is already zoned for such a village, he now believes the Township Supervisors will not approve of its construction. He stated that the Township will require that the Village be supplied with municipal sewer services. There are no nearby public sewer services. It would, however, be pratical and economical to install an Orenco state-of-the-art wastewater treatment system already approved by the commonwealth. Londonderry Township's Act 537 Official Sewage Facilities Plan Update, dated November 2014, states in Article 4.1.2 Subdivision and Land Development Ordinance (SALDO), Section 504: "The developer may also install on-site sewage disposal facilities, provided that the system is designed to connect to public sewer when it becomes operable." Orenco has told us their system is designed to connect to public sewer when available. We believe a land attorney can resolve this issue with the Township.

The unfulfilled need of Christians to live with their families and work in the environment provided by the Villages will also create an investment opportunity. There will be homes to sell, apartments to rent and business sites to lease including a share in the revenues.
The Pilot Village, planned in Londonderry Township Pennsylvania, will have 80 modular homes, perhaps a dozen conventional homes, and 15 to 18 business sites, including a Village inn (click to enlarge view).
